After the Congress was over, I came away with a much stronger sense that the New Urbanism is on the threshold of making significant inroads in both the infill challenge and in creating more varied greenfield projects. Many of those who attended the Denver Congress commented that the movement is “on track” in demonstrating new solutions to combating sprawl: An increasing number of New Urbanist demonstration projects throughout the country are attracting broad consumer interest and earning better- than-market-rate resale values. More national lending sources and selected real estate investment trusts(REITs)are willing to invest in projects that include many features advocated in the Charter of the New Urbanism. Emerging market analyses demonstrate a growing segment of the population are seeking a different mix of design features than typical subdivisions. A growing number of projects include mixed-income, infill housing at a higher volume than previously attempted. Dozens of adopted zoning and development codes offer greater flexibility to incorporate New Urbanist principles. New transportation data clearly support the concept that an increase in safety and reduction in auto use can be achieved in those neighborhoods offering a hierarchy of mixed-use, street grids and pedestrian walkways.
